    Since this morning is slow in the SB ... I'm looking into buying a condo or house this coming spring. The one I'm most interested in is a duplex-style townhouse. I'm curious if anyone has lived in one of thsoe and what the experience was like (trouble with neighbors, difficulty doing things around the house/common property, difficulty reselling, etc).

    If you decide to become a software engineer, you are signing up to have a 1/2" piece of silicon tell you exactly how stupid you really are for 8 hours a day, 5 days a week Zac

      Well, I have never lived in them but I do own two duplexes. The biggest complaint I get from the tenants is about the noise through the shared wall. This all depends on on the age and how well the walls are insulated (if at all). Inside the unit you should be able to modify and upgraded to your hearts content. On the outside, check the rules (if there is an hoa) but, you should be able to make minor mods.

        Do you have any trouble keeping them occupied? Just thinking down the road, I'd probably want to rent it out at some point in time when I'm ready to buy a bigger house.

          No more than my homes or condos. It's all about the local market. When I am evaluating a property I always fudge in a vacancy rate of 25%. Rarely is it the bad, but you should always work with worst case numbers. If you do decide to rent it out later make sure you look at all of your financing options as a standard 30 fixed rate isn't always the best choice (sometimes it is) for investment properties. Also, I'd suggest hiring a property manager. Nothing is more depressing than thinking you finally have some free time on your hands and whamo! You get a call from a tenant over a small item that needs to be repaired.

              It is basically a townhouse that is only attached on 1 side. There is a whole development that is built like that not too far from where I live now. They are kind of neat.
