I'm looking into moving out into my first apartment. I have found a few that I would like to investigate further. What are the steps involved in finalizing the process? What are the requirements of getting an apartment? I have a job, and I can afford the rent and utilities. I have heard the rent can't be more than 30% of my income, Is that true? I would like any and all information including your past experiences.

yea, i found some apartment downtown, $425 a month. 1 bedroom. it's pretty big, but it's old. none of the sockets have the third prong...the grounding one. it has some 1940's sink. the oven is definitely older, but pizza is the same in there as any other. i think it's kewl. it's vintage sexy.

I moved into my first apartment about six months ago, so I remember the whole process pretty well. Getting approved for a lease is very much like having any line of credit extended to you. You need to be able to convince the owners that taking you on as a tenant is a good risk. If you are, in their view, unlikely to be able to pay rent on time based on your current employment, credit rating, or interviews with past landlords, they are not likely to risk giving you a place. For my apartment, the process was very formalized. I needed to provide proof that I made at least four times my monthly rent in a month, and was a legal resident of the United States. I had my boss fill out one of their little forms about my salary and fax it in. My social security card was good enough for the second part. The first requirement was a matter of their policy, not any kind of law, as far as I am aware. Once I was approved, I had to pay my first month's rent upfront, along with a security deposit that I will (in theory) get back when I move out if the place isn't trashed. I've heard that some places require first and last month's rent upfront, so your mileage may vary. The paperwork wasn't nearly as bad as moving all of my junk in, but it was a little stressful since it was my first time. Good luck with your new place!

NEVER ever ever give you social security number. you can always use other forms of identification. If you simply refuse to give it, most will back off, if not I don't do business with those who insist. The only exceptions are, the government, banks and employment. How much you need to document will depend heavily between landlords as well. The last time I was looking some wanted multiple references and proof of income. The one I ended up renting from just wanted the first rent check and security deposit up front.

AFAIK this sort of restriction only applies in public housing projects/with public rent assistance not privately owned buildings. Beyond a certain percentage of your income you're going to have a hard time convincing the landlord of your ability to pay, the soft limit for a mortgate is ~30% of your gross (pretax) income.

Not true. There is a management company that takes care of private rentals for the owner in this area and that is a requirement of theirs. All perfectly legal.

Nowadays, it's best to use an apartment locater service to help you find the best rates and the apartment complexes with the best reputations. I used ProMove in the past, and it worked well; there are other locater services, and each city is different. Don't just move into a complex without first knowing that the complex's current management is competent and responsible. Complexes are bought and sold regularly, so just because someone had good experiences with it 5 years ago doesn't mean it's all that great now. Apartment complexes will want to know your income history over the past year as well as a reference to a previous landlord that you used (if one exists). They may also do a credit check. The more information you can provide them, the faster they can accept your application. If you don't have a year's worth of employment data or a previous landlord, your rental application can still be accepted, but it will probably take longer for them to verify that you're a good risk.
